The Value of enclosure commissioning

Enclosure Commissioning with McCownGordon

Enclosure Commissioning (BECx) is a process focused on ensuring that building enclosure systems like roofing and windows are designed and installed correctly to perform as intended, enhancing durability and energy efficiency. It is crucial for reducing air and water infiltration, improving thermal performance, and increasing occupant comfort. BECx is most effective when initiated early in the design phase, involving an authority (BECxA) that develops performance requirements, reviews designs, conducts inspections and provides training for maintenance. Costs typically range from 0.5% to 1.5% of total construction costs, but the benefits often yield a strong return on investment. BECx can also be beneficial for existing buildings through evaluations and testing, ensuring the building envelope supports overall system performance in conjunction with traditional commissioning processes.

Why is enclosure commissioning important?

Building enclosures are the first line of defense against environmental elements. BECx helps ensure:

  • Reduced air and water infiltration, preventing costly repairs.
  • Improved thermal performance, reducing energy consumption.
  • Enhanced occupant comfort and indoor air quality.
  • Longer service life for building materials and systems.

Enclosure Commissioning Key Benefits

  • Energy Efficiency: Up to 30% reduction in heating and cooling costs.
  • Moisture Management: Prevents water infiltration, reducing mold and structural damage.
  • Extended Building Life: Reduces long-term maintenance and premature system failures.
  • Improved Comfort: Eliminates drafts, temperature fluctuations, and condensation issues.
  • Lower Operational Costs: Identifies construction defects early, reducing warranty claims.

SERVICES WE PROVIDE

  • Pre-Design & Design Reviews: Assess materials, detailing, and constructability.

BECx IMPACT IN NUMBERS

  • Air leakage testing identifies savings opportunities up to $0.20 – $0.40 per SF per year.
  • Building enclosure failures account for 70% of construction defect claims—BECx mitigates risk.
  • ROI of BECx typically ranges from 2 to 6 years, depending on project scale.
